DuraFlex Crown Repair: The Manhattan Owner’s Guide

Which DuraFlex Models This Applies To

DuraFlex makes stainless steel chimney lining systems, and the crown is the concrete or mortar cap that seals the top of the chimney around that liner. The crown repair applies to most DuraFlex reline jobs, including the DuraFlex SS series, DuraFlex 316Ti, and DuraFlex Pro, which we see regularly in Manhattan brownstones, prewar co-ops, and newer condo conversions. If you’re not sure which liner you have, look for the small metal tag attached to the liner near the top of the chimney, or check the paperwork from the original install. No tag and no paperwork? We can identify it by measuring the liner diameter and checking the crown material.

One compatibility gotcha Manhattan owners run into: the original crown was often poured before the liner was sleeved through, which means the crown may actually be gripping the old clay tile flue, not the DuraFlex liner. When that happens, the crown cracks around the liner as the two materials expand and contract at different rates through freeze-thaw cycles. The fix is a new crown poured to fit the liner’s outside diameter, not a patch job. Aftermarket crown materials, like HeatShield or Gelco products, can work well here, but the pour needs to match the liner’s thermal movement. Signs Your DuraFlex Crown Repair Is Failing

• Water stains on the ceiling or walls near the chimney. A cracked crown lets rain and snow melt run straight down the outside of the liner, where it sits against the framing and shows up as brown staining. Manhattan’s older co-ops and townhouses with interior chimneys see this first in top-floor rooms.
• Crumbling concrete or mortar on the crown surface. If you can see the top of your chimney from the roof, spalling looks like flaking, pitted concrete with small chunks missing. It means moisture has gotten into the crown and is freezing and thawing, usually after five to eight years of Manhattan winters.
• Rust stains on the liner or crown surface. Rust marks around the base of a stainless liner usually mean water is pooling on the crown instead of running off. DuraFlex liners are stainless, but the hardware around them can still show corrosion when the crown’s slope or drainage is shot.
• Efflorescence, that white chalky residue, on the chimney’s exterior. When water passes through a failing crown and into masonry, it carries minerals to the surface. The white powder is what’s left when the water evaporates. It’s a reliable sign the crown has been leaking longer than you’d want.
• A loose or dipping flue liner cap. The cap sits on the liner and was designed to shed water off the crown. If the crown has cracked and settled, the liner can shift slightly, leaving the cap tilted or seated unevenly. You’ll see water pooling where the cap meets the liner.

Replacement Cost & What’s Included

In Manhattan, expect $650 to $1,400 for a proper DuraFlex crown repair. At the lower end, we’re removing the old crown, prepping the surface, and pouring a new crown with proper slope and a drip edge. At the higher end, we’re also resetting or replacing the liner cap, rebuilding the top few inches of the flue, and possibly re-flashing where the crown meets the roof deck. The price range depends on roof access, whether the crown is at the top of a six-story walk-up or a private townhouse roof, and whether the existing crown material needs full removal or can be prepped in place.
