How Famco Products Fail - and How We Fix Them

  • Famco’s galvanized base pans rust through at the corner welds. Most Manhattan rowhouses and co-op buildings have Famco’s standard galvanized caps, and we regularly see rust bloom at the welded corners after 6-10 years of exposure. The cap body is still solid; the pan hasn’t fully perforated yet. We remove it, grind the rust, and rebuild the pan with a stainless replacement rather than selling you a whole new cap. That’s usually a $180-$260 fix instead of a $400-$600 replacement.
  • Famco’s stainless mesh clogging on low-draft flues in prewar buildings. Famco caps use a fine stainless mesh that does its job against birds and debris, but on Riverside Drive and the West Side’s older co-ops, the mesh traps soot and restricts draft until the fireplace smokes back into the room. The fix isn’t a different cap; it’s a coarser aftermarket mesh that meets the same spark-arrest standard while letting the flue breathe. We stock both. Famco’s own site won’t tell you that.
  • Famco crowns with no weep holes on masonry chimneys. Some older Famco crown models installed on Manhattan brownstones were cast as one solid slab with no drainage relief. Water pools, freezes in January, and spalls the crown edges. We drill proper weep channels, repair the spalled sections with a crown-coat system rated for Manhattan’s freeze-thaw cycle, and seal the patch. If the crown is too far gone, we recast it and the weep holes go in from the start.
  • Famco multi-flue caps with center-split seams on wide chimneys. On the wider chimney stacks you see on Park Avenue prewars and some newer UWS buildings, Famco’s multi-flue caps are joined at a center seam that eventually separates. When that seam opens, rain runs straight down into the flue. We reseam with stainless fasteners and a high-temp sealant, or if the metal is at the end of its life, we fabricate a custom replacement to the same footprint.
  • Famco spark-arrest caps with loose screen rolls. The rolled-mesh screens on Famco’s spark-arrest models work loose at the top ring after a few years of wind and heat. The screen still looks fine from the ground, but at the top of a ladder you can move it with one hand. That’s a fire-safety issue, not just a cosmetic one. We re-crimp the screen or replace the ring if the metal has fatigued.

    The written scope and price. We hand you a written description of what’s wrong, what we’ll do, and what it costs. That written price includes parts, labor, and the warranty. You sign before any work starts, never after.

    The parts decision. If your Famco cap needs a replacement part, we tell you whether a Famco OEM part or a quality aftermarket part is the better call for your chimney. On warranty-sensitive work we default to OEM. On rust-prone galvanized pans, we usually recommend stainless aftermarket because it outlasts the original.
