Which Famco Models This Applies To

Most of the Famco equipment we see on Manhattan rooftops falls into three lines: the Draft King series (the common square or rectangular termination caps), the stainless multi-flue caps, and the Famco top-mount dampers that replaced old throat dampers. The crown repair itself is almost never model-specific, but the parts around it are. We don’t need the model number to quote the crown work, but bring it if you have it. It’s usually stamped on the inside skirt of the cap or the damper frame. If the stamp has worn, measure the outside dimensions of the flue tile the cap sits on, not the inside opening. For Famco specifically, OEM replacement caps are well-made but the lead time is longer than most owners want to wait in November, and we source equivalent stainless caps through the same network we use for DuraFlex liners and HeatShield material.   • Water in the firebox after heavy rain. The crown’s job is to shed water away from the flue. When it cracks, water runs down the inside of the chimney and shows up as damp spots or rust stains in the firebox. In a Manhattan brownstone with an exposed chimney, this usually means the crown has cracked along the classic stress line where two flue tiles meet.
  • Spalling concrete or mortar chips on the roof or in the gutter. Spalling is the trade term for concrete flaking off in layers. It happens when water soaks into the crown’s pores, freezes, and expands. After enough freeze-thaw cycles, an entire corner of the crown can break off and land on your roof membrane.
  • Rust staining on the Famco cap’s mounting legs or skirt. The cap itself is stainless, but the bolts and brackets holding it to the crown can rust if water is pooling around them. If you see rust streaking down the side of the cap, the crown underneath is probably holding water instead of shedding it.
  • Loose or wobbling Famco cap. A cap that shifts when the wind gusts is telling you the mortar bed it sits in has crumbled. The crown and the cap seat are failing together. In Manhattan’s wind corridors, especially riverside buildings, a loose cap becomes a projectile risk the next time a nor’easter rolls through.
  • Masonry cracks running down the chimney below the crown. A failing crown lets water into the chimney’s core, and that water migrates down into the brickwork below. Cracks in the brick that line up below the crown line are almost always crown failure, not a structural problem with the chimney itself.

A Famco cap replacement, if yours is beyond saving, adds $180 to $420 depending on size.

That price includes removing the old crown material, prepping the chimney top, forming and pouring the new crown, tooling the slope away from the flue, and a camera-scan inspection of the flue from the top down while we’re there. You can do the diagnosis yourself: look at the crown from the roof or from a window above, and check for cracks wider than a dime, missing chunks, or a cap that flexes under hand pressure. What you can’t safely do is repair the crown properly. Chipping out old crown material at the chimney top means working on a roof edge with tools and a bucket of concrete, often four or five stories up, usually on a slope. In Manhattan that means a parapet or a roof deck with limited anchor points. Then the real problem: a crown that isn’t poured with the right slope, thickness, and drip edge looks fine for a year and then leaks worse than the old one.
