Famco Damper Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Manhattan Owner’s Guide

Famco damper repair in Manhattan typically runs $290-$540 installed, depending on whether we’re replacing the damper plate, the cable assembly, or the full frame. We stock Famco-compatible parts on our trucks and can usually complete the repair the same day we diagnose it. Most owners discover the problem the way you just did: the handle suddenly spins without resistance, or the damper won’t hold position, or cold air pours down the flue on a 20-degree January morning.

Here’s what matters: Famco dampers fail in predictable ways, and the fix is usually faster and cheaper than replacement. The camera doesn’t guess. Neither do we. We’ll show you footage of exactly what failed before quoting a dollar amount, and that quote is written, scoped, and warrantied before we touch anything.

Which Famco Models This Applies To

Level Two Chimney Manhattan repairs the full Famco damper line, but most Manhattan calls involve three series: the Famco Top Damper (LP-TD series), the Famco Vestal throat damper, and the Famco cast-iron fireplace damper with a worm-gear handle. If you’re in a prewar co-op on the Upper West Side, you likely have one of the latter two. If you’re in a newer gut renovation in Chelsea or the Financial District, it’s probably a top damper installed with a stainless liner.

Here’s the compatibility gotcha most people miss: Famco top damper frames are stamped with a model number on the underside of the frame flange. That number, not the throat measurement, is what determines which replacement plate and cable kit fits. We’ve seen owners order a “universal” damper plate online, measure their flue, and end up with a part that sits 3/8 of an inch too wide for the Famco frame. It’s a $120 mistake that a two-minute label check prevents. Bring us the model number or a photo of that stamp and we’ll have the right part on the truck before we pull up.

On OEM versus aftermarket: for Famco throat dampers, we use genuine Famco replacement plates because of the casting tolerances on the hinge pins. For top damper cable assemblies, there’s a quality aftermarket cable we trust, made to Famco spec, and we pass the savings along. We also stock parts for DuraFlex, HeatShield, and Gelco systems where dampers tie into liner work, but Famco is its own animal, and matching series-to-series is non-negotiable.

Signs Your Famco Damper Repair Is Failing

Signs Your Famco Damper Repair Is Failing
  • Handle spins freely with no resistance. The worm gear that opens and closes the damper plate has stripped, or the cotter pin connecting the handle to the gear shaft has sheared. This is the single most common Famco failure we see in Manhattan, especially in older fireplaces that get used hard from October through March.
  • Damper won’t stay open or closed. The tension spring on a Famco throat damper loses temper after years of heat cycling, or the pivot brackets have wallowed out. You’ll feel it as a damper that drifts shut mid-fire or drops open overnight, letting cold air pour down the flue.
  • Visible rust-through or holes in the damper plate. Famco cast-iron plates hold up well, but 20 years of creosote and condensation will eventually eat through the thinner sections. Once you can see daylight through the plate, it’s no longer sealing anything and repair isn’t worth it; replacement is a 45-minute job.
  • Cable snapped or frozen on a top damper. The stainless cable on a Famco top damper typically fails at the crimp where it attaches to the damper gate, not along the cable run. In Manhattan, rooftop exposure means ice and wind work that crimp loose over a dozen winters. If the cable went slack at the handle, that’s the usual spot.
  • Smoke backs into the room on startup. A damper that’s slightly open but won’t fully open creates a draft obstruction. You get a face full of smoke on a cold start, but it burns clean once the flue warms. That’s the damper plate not reaching full travel, usually because the gear teeth are worn or a pivot is seized.

Replacement Cost & What’s Included

Famco damper repair in Manhattan falls into three price bands, and we give you a written price before any work starts: damper plate replacement runs $290-$380; cable and pulley assembly replacement runs $250-$350; full frame replacement with new plate, gear, and mounting brackets runs $420-$540. The range reflects access. A fireplace on the parlor floor of a townhouse with an open hearth is a 45-minute job. A top damper on a 6th-floor co-op requiring roof access and a ladder tie-off takes longer, and the roof work adds to it.

Every quote includes the part, the labor, debris removal, and a camera-scan before and after so you see the repair, not just our word for it. That’s Clause 4 of the Haven Standard: a documented photo record on every visit, going back to 2009. The part itself carries the manufacturer’s warranty; our installation work is covered under the 365-Day Done Right Promise. If it’s not done right, we make it right.

Here’s the honest split. You can check the obvious stuff yourself: look up the flue with a flashlight to see if the damper plate is rusted through or visibly off its hinges, check the handle for a loose cotter pin, and verify the model number stamp so you know exactly what you have. Those three checks take five minutes and they tell us a lot before we even arrive.

What you shouldn’t do is pull the damper plate out and try to re-seat it. Famco throat dampers are held in place by hinge pins under spring tension, and fishing one out of a firebox without the right reach tools usually ends with either a scraped hand or a dropped plate jammed in the smoke chamber. Then it’s a bigger job. Also, if your Famco damper sits above a gas log set, don’t touch anything: gas lines and damper hardware share the same space, and that’s a job for a licensed tech, not a Sunday afternoon.

If you’re not sure which camp you’re in, call (862) 319-8047. We’ll ask you for the model number and a photo from your phone, and we can usually tell you what you’re dealing with before we even book the visit.
